Why do I need a gas safety check?
A gas safety check ensures all gas appliances and pipework in your rental property are safe to use. It helps prevent gas leaks, carbon monoxide risks, and breakdowns – and protects both your tenants and your legal responsibilities as a landlord.
What is done as part of the gas safety check?
The engineer will:
- Inspect gas appliances (boiler, cooker, fire, etc.)
- Check gas pipework and connections
- Test for gas leaks
- Ensure appliances are burning correctly
- Check flues and ventilation
- Confirm safety devices are working
If everything passes, you’ll receive a Gas Safety Certificate.
How long does a gas safety check take?
Typically 30–60 minutes, depending on how many appliances are in the property.
Is a landlord gas safety certificate a legal requirement?
Yes. UK law requires landlords to have an annual gas safety check carried out by a Gas Safe registered engineer. You must provide tenants with a copy of the Gas Safety Certificate (CP12) within 28 days of the check.
How often do I need a landlord gas safety check?
Every 12 months. You can renew up to two months early while keeping the same expiry date.
What happens if an appliance fails the check?
If something is unsafe, the engineer may disconnect it and explain what repairs are needed. Once fixed, the appliance can be retested and certified.
